Houses in multiple occupations are always a popular investment opportunity due to high rental and high yields. However as with many cities, Leicester has restricted a number of area with Article 4 Directives to prevent family homes o be subdivided into HMO or apartments.
DSA were instructed to obtain planning permission for a large Victorian family dwelling and convert into a Large HMO (Sui Generis use class) within a Article 4 area. Although there were in or internal alterations, the appointment was based on the complex change of use.

Following discussions and with justification the team were able to obtain the desired outcome and the scheme has been operating as a HMO for 12 months for the student sector.
